A Certificate of Insurance (COI) is used to verify that a tenant or vendor carries the required insurance coverage to protect against liability related to workplace accidents, injuries, or damages.

Cove’s COI module centralizes insurance documentation, expiration tracking, compliance visibility, and coverage waiver workflows for both tenants and vendors, helping property teams reduce risk and stay audit-ready.

What’s Included in the COI Module

The COI module is made up of three primary areas:

  • Tenant COIs – View, track, and manage COIs submitted by tenants

  • Vendor COIs – View, track, and manage COIs submitted by vendors

  • COI Setup – Configure policy types, coverage categories, and notifications

Together, these areas allow property teams to define insurance requirements, collect documentation, and monitor compliance status in one place.

With the COI module, property teams can:

  • Define required insurance policies and coverage standards

  • Collect and store COI documents, with the ability to upload documents independently of a specific coverage set

  • Track compliance status at the tenant or vendor level

  • View and manage current coverage alongside a full history of past coverage sets
  • Waive individual coverage requirements when appropriate, with notes and status tracking

  • Automatically notify vendors when COIs are nearing expiration
